Sale Ready is one bundled service for everything between "we're listing this" and "the photographer is here Friday." You don't coordinate three vendors. You don't follow up. You hand us the list and a date, and we work backward.

Most Sale Ready jobs are mostly cosmetic — walls that need touch-ups, baseboards that need recaulking, a wall the seller painted a weird color, the back door that doesn't latch. The kind of stuff that doesn't justify a full contractor but kills first impressions on Zillow.

We've done this enough that we recognize the pattern. We'll walk through with you, take notes on what's worth doing and what isn't, and send a flat number for the punch list.

  • Paint touch-ups — same color match, no full repaints unless asked

Photography date or listing date — whichever's harder. Everything else schedules backward from there.

Walk-through and number.

Free 30-minute walk-through. We take notes on the punch list, you tell us what's must-have vs nice-to-have, we send a flat number that night.

Done by your date.

We commit to the day. The house is show-ready when the photographer pulls up. Final clean is included.

Do you work with realtors directly?

Yes — most of our Sale Ready work runs that way. Talk to your seller, get the green light, then send us through. We'll handle access and updates.

What's the typical Sale Ready budget?

Most fall between $1,500 and $5,000 depending on punch list size. Smaller listings come in lower; flips with full repaints come in higher. Either way, fixed before we start.

How fast can you turn around a Sale Ready?

Most we can do in 3–7 days from the walk-through. If your photographer is sooner than that, ask anyway — we'll tell you straight what's possible.

Do you handle staging?

No — we handle the work that has to happen before the stager and the photographer. We can refer you to good Nashville stagers if you need one.

How do payments work?

50% to confirm the project, 50% when the work is complete. Card on file with Stripe; you confirm each charge with a single text. We never see card numbers.

What areas do you cover?
